Hi guys, just saw this post and it piqued my interest. I've been banging along in this space for about 15 years myself and i very much agree with you Highland. Post covid there was a huge swell in discretionary income and i feel that greatly helped the speculative space. With those funds now either gone or being utilized elsewhere (and other obvious market factors) the landscape has become very difficult. Good luck everyone !
