My experience and that of many many landlord friends I have is that they , the tenants are generally to be looked after for the long term. The cost of getting in a new tenant with advertising and property standing empty work against just hiking up the rent. The agents are often the problem as the more they can get the rent up the higher the fee and on a reasonable rent roll it makes a difference.
