Yes but for two consecutive quarters whilst RE prices are at all time lows. AL has done a great job of trimming everything back, and we now know we can keep the lights on even at these prices. That means are well positioned to benefit from even the slightest recovery in prices. That combined with the new TA signals are what prompted me to re-enter, and suspect I'm not the only one.
