I still think the 8 years would take a bit of value of the NPV, the biggest change would be post tax.
I also think 8% discount rate is on the tight side. Is probs fair for modelling but when I want to invest I take a much greater discount. I'm not funding it so I always add additional risk for funding.
If funding is secured then I would change the discount rate.
What would the NPV from all those changes be?
Personally if a project looks good at 20% discount, 20 years post tax. It's got my interest.
From this DFS, I don't feel confident enough to invest. I wish all holders the best
