i think it is highly unlikely that a merger with aja will occur - egos aside - I think it very hard to now justify an Australian listed trust holding Japanese Property - investors can simply go to Japan and buy Japanese listed Property Trusts
I still believe that the risk reward favours holding this stock as a 2 year option play. However, it is a bet on management competence / negotiating ability and the recovery of Japanese property values such that the debt can be renegotiated etc (which is a very very big risk.)
In my opinion, you should be prepared to lose the lot
