@HeightsBoy can I ask how you know the market is acting like the pub closures are permanent? May I ask if you've run some numbers on that? What assumptions have you made around the impact on HPI's income if the tenants don't pay their rent for certain periods of times?
I'm not trying to hack on your comment, but a lot of folk make statements that seem to be based on gut feeling rather than actual analysis, but numbers are more reassuring than people's feelings about how the market is going to go.
