    FY20's yearly dividend was 13 + 7.5 x 3 = 35.5c
    FY19's yearly dividend was 7 + 5 x 3 + 5 = 27c, that's 31.5% increase in dps in FY20

FY19's eps was 33.69c, so I would predict FY20's eps to be 44.3c in the annual report if the ratio was the same (remember, there are more shares from FY20)
as an example, with my understanding of how ddr management team set revenue & dividend target and with a little bit guess, FY21 quaterly divident might be at 9.5C, that would make FY21's yearly dividend to 10.5 + 9.5 x 3 = 39c in FY21's report.

it's bit tricky that final dividend is added to next FY's yearly dividend, that's probably why numbers are not corresponding.
if ddr is on track, you would see a large final dividend of FY21, which will be added to FY22 in report
