The amount of market that has sold/bought since IRR is relatively small, anyone who already held and believed would just be sitting. So regardless of who believes what about the IRR, your comment does not reflect any great insight.
Simple is as simple says, Warnie - a bit more balance and people might actually think to consider some of what you say.
