I have never been tempted to buy any property that was in an average area or without some special features and could not agree more with you attitude. Oh, my 1st property was a bit of a dog box in an average area but that was due to very limited funds and I was young, had trouble selling it at a decent price and I think that is when I learned a lesson.

Well located and decent property will do well in the long run.
