I suggest you ask the agent about the query first....
then make an offer with ****in the Contract...**subject to satisfactory building and pest inspections..and raise the other matter if it has not been resolved
...if you intend to buy the property $1000 is a small price to pay to protect you against any disasters waiting for you....
if you feel you cannot afford to pay 1000-1500 you should not be buying property.....
with anything its Buyer Beware....property is such a big undertaking...you need to be Specifically Be Aware...
In this case if the building inspection proves its not up to scratch...you have the ability to negotiate the price or walk away...
another thing you might like to do....check that the title is up to date....if its an old building....I just had a case of purchasing commercial 6 years ago and no one mentioned anything regarding the torrens title....its now costing me about 10,000 to have it upgraded to conform
