Defence housing are smooth operators.
The business model is to find developers with cash flow problems and go in and buy the best blocks of the developers land bank. Then they get builders to put up a row adjacent houses REALLY fast.
Nothing wrong with that !
Then they sell you the house at an inflated price because it is showing a 9.5 % yield and it is Govt backed.
In other words they are giving you back your own money over time.
I had a couple many years back and the investment was under water for for 8 of the 9 years I had it until there was a localised house price surge.
I had an old style lease with them that said they would recarpet and repaint at the end of the lease -- don't think you get that now.
At the end of lease they wanted a BIG renovation update to roll over the lease and extra management fees.
Just imagine them as a big Westfield with attitude.
I would never invest with them. Buy your own house and keep the flexability of selling whenever you want.
