Downsides and risk?

I am a big believer in VRX and I am loving all the positive information and huge numbers. Thank you to all those contributing such great information and research.

Ventnor seems like a no-brainer and its 'just a matter of time' before the sp rockets - are there any realistic downsides or risks that could de-rail the dream?

- Resource size and quality - no problems, large quantity high to very high quality achievable
- Recovery and shipping - no problems, easy low cost
- Market demand - no problems
- Regulatory approvals (eg native title?) - potential but unlikely
- Poor results from pending test work - potential but unlikely
- Offtake agreements - no problems - guaranteed in due coarse?
- ?

One has to have an open mind. Lets hear the good and the bad (there has to be something! - it cant be all blue sky, can it!?)
