    Several factors have played into this:

    houses are much larger and no longer merely places to sleep and eat;
    house construction is governed by more costly rules and base build requirements (BCA);
    housing estate roads, services, etc are now costed to developers instead of councils/govts of the past;
    average family income is higher than prior generations;
    state housing is insufficient and does not put downward pressure of supply
    sub contract labour is used instead of basic wages;
    younger generation not content to start out on the fringes;
    people prefer cars over public transport both short hall and long haul;
    debt accumulation is no longer the bogey it once was;
    much larger population for available land;
    baby boomers holding the prime locations;
    speculation growth in investment properties and ROI.

    Solution: more state housing without creating ghettos perhaps
