Rental crisis is result of high interest rates and tenancy laws. It can take years and thousands to evict a tenant, who is not paying the rent. Tennant will get free legal aid while landlord pays thousands to solicitors to get the property back. This is the reason, people are staying away from property investment and rents are rising. Landlords are NOT rich guys. They are ordinary people who save for investment properties by scarifying overseas holidays and nice cars with a hope that they will realy on rent in old age instead of government funded pension. But unfortunately legislation and attitude of rental tribunals let them down, resulting in severe rental crisis as they turned to other investments for returns such as shares.

Why are you investing in property, you have just said just a few reasons why you shouldn't, there are plenty of companies list on the ASX that supply better returns than residential property
