Neither. Look at the history of sea inundation along the Qld Coast. 1974 Maroochydore was under water up to the ceilings. In 2007 a cyclone threatened Hervey Bay and 10,000 people were about to board buses to Brisbane before the cyclone took a right turn across Fraser Island. Sea temperatures off the coast of Sydney this past week are high enough for a cyclone to form.
Buds Beach on the Nerang River back of the Gold Coast gets inundated all the time. Water laps the houses across the road from the Beach.
My point is if you buy land here be prepared and don't expect the taxpayer to relocate you.
