Two different strategies with two different sets of pros/cons.
Pro of the iProperty way : faster time to market, more autonomy to respond to a market's unique needs, communication/understanding between sales/marketing/etc and the IT function.
Con of the iProperty way : potential duplication of effort, overhead of maintaining multiple codebases.
Pro of the PropertyGuru way : consistency, ability to roll out features across the network, less duplication of effort
Con of the PropertyGuru way : potential disconnect in non-core countries, longer lead time to get an individual country customisation, complexity of a single codebase running multiple country versions
