The pricing metrics really have gotten out of hand nearly to the day Costello changed the cgt rules resulting in a huge drop in home ownership rates.

The current tax benefits have proven to not be providing enough new housing.

Whay do you see the actual issue being to help with affordability and to provide more housing aswel as possibly fix affordability down the track and give the govt more money for social housing aswell as improve housing ownership rates.

My guess is the vast majority of people who negative only do it on existing properties

It is not savings --- it is increased taxation
Increased taxation always means less money to spend not more

To say current methods have failed is a bit tough as the huge increase in immigration is a major part of the shortage experienced
