Obtaining a report on building costs for depreciation of building costs, fixtures & fittings, etc is a definite when you have an investment property. Great tax deductions for a long period (depending when building constructed).

Best advice when being a landlord is to treat people well and with respect and the extra dollar you chase and laugh about now can eventually lead to tears.
