agree! "buyers know value" - from what I can gather buyers were - me, microhard and I suspect Orbis (can confirm this next 604 form)

Might be too much to ask but would be nice to see property prices actually increase in the annuals, or at least hold steady. FX I don't worry about but smile when it goes my way, and if the long term trend is a strengthening Yen I'll be smiling ear to ear.

Still can't believe the potential upside available here at a 3c buy. Capital distribution is estimated at 22c @ current book value and 80Y to an aussie $.
