I don't know much about the area but previous comments seem on the mark. With floods involved, near the motorway and the general state of the market - be careful.

Agent not happy, I would only be happy if he was balling his eyes out and then offer $5,000 less :)

4-5 interest parties....maybe.....yeah right :)

Maybe find a property that only has one interested party, the agent may be telling porkies about # of people interested but call his bluff and walk.

Or...get Massey Ferguson to handle negotiations on your behalf.
